Resident Qualifications
AG Homes, Inc. does business in accordance with the Fair Housing Act and does not discriminate on the basis of race, creed, color, sex, religion, national origin, age, disability, marital status, familial status, sexual orientation, or any other state or federally protected class.

Application
- Applicants MUST be adults over the age of 18.
- A separate Rental Application is required for each adult, 18 years of age or older, intending to occupy the Premises. Each application must be filled out completely and truthfully. Each application must be signed by the applicant.
- Valid Personal Photo Identification: A valid (non-expired), clear and readable government issued photo identification (driver’s license, military ID, State or Government ID, Passport) must be attached to the Rental Application.
When resident candidates make application and pay the application processing fee they are authorizing AG Homes to:
Check your credit report, check public records for past evictions, verify your employment, verify your previous landlord references, run a criminal background check, check local county records, run occupant names through the sex offender database.
Application Fee
• $55 for each adult ( Non-refundable)
Applications will be Automatically Denied
- Combine income of less than 3 times rent
- Credit score of 545 or less
- Open bankruptcies
- Violent or Repeat Non-Violent Criminal Conviction History
- Evictions within 2 years
Applications are Considered with Increased Security Deposit and/or Co-signer
- Combined income of greater than 3 times monthly rent or greater
- Credit score of 550- 600
- Accounts in collection for an applicant
- Resident history reference has “blemishes”
Applications are Considered with Standard Security Deposit
- Combined income of 3 times rent or greater
- Credit score greater than 600
- Verifiable positive 2-year resident history
Resident history including but not limited to timely payment, appropriate notice of intent to vacate, disturbances to peace, illegal activities, violence or threats and/or intimidation of others, and property damages will be considered.
Holding Fee
Holding fee is due within 24 hours of application approval. The property will be taken off the market once the holding fee is received. Holding Fee is not refundable unless the landlord prevents occupancy. Holding fee can become the security deposit or pre-paid rent upon occupancy.
Occupancy Maximums
The normal maximum occupancy is two persons per bedroom plus one additional occupant. Persons under two (2) years of age will not be included in the count.
Pending Criminal Charges
Pending charges or outstanding warrants for any of the above will result in a suspension of the application process until the charges are resolved. Upon resolution, if an appropriate unit is still available, the processing of the application will be completed. No unit will be held awaiting resolution of pending charges.
Pet Policy & Screening Requirements
Pet Policy & Screening Requirements
To help ensure our residents understand and comply with our pet-related policies, all applicants with pets are required to complete a third-party screening through PetScreening.
This process provides formal acknowledgment of our pet policies and helps maintain accurate pet records. Please note that your rental application will not be considered complete until the PetScreening process has been successfully completed.
A link to complete your pet profile through PetScreening.com will be emailed to you after you submit your application. PetScreening charges a separate fee for household pet screenings, as outlined on their website. This fee is independent of the rental application fee. Pet owners are also responsible for any applicable profile renewal fees required by PetScreening.
Pet Fees
* A $300 non-refundable Pet Administration Fee is required for each pet.
* Tanked, caged, or enclosed animals will be charged a fee of $75 per enclosure.
* Monthly pet rent ranges from $30 to $80 per pet, depending on the pet profile.
* A maximum of two (2) pets are permitted per unit.
* Pets may not exceed 100 pounds at their adult weight.
Restricted Dog Breeds
The following dog breeds, as well as any mixed breed containing any of the breeds listed below, are not permitted:
* Pit Bull Terriers
* Staffordshire Terriers
* Rottweilers
* Presa Canarios
* Chow Chows
* Doberman Pinschers
* Akitas
* Wolf Hybrids
* Mastiffs
* Cane Corsos
* Great Danes
* Any dog with any of the above breeds in its lineage
Prohibited Animals
The following animals are not permitted on the property:
* Exotic animals (e.g., ferrets, tigers, etc.)
* Farm animals
* Foxes

Resident Benefits Package
All AG Homes residents are enrolled in the Resident Benefits Package (RBP) for $34.45 to 48.45/month. $48.45 includes Pest control.
Pest Control
Includes up to 4 services annually, each backed by a 30-day warranty. Covered pests include : Ants, Mice, Cockroaches, Bed Bugs, Fleas, Ticks, Weevils, Mites.
Filter Delivery
The first filter is delivered within 45 days of enrollment and then every 3 month, you'll recieve additioanl filters.
$1M Identity Protection
All residents (18+) will receive an email upon enrollment with account confirmation.
Renter's Insurance
The national average renters insuranc policy comes in at $18/month. But we've helped over 95% of residents spend less by enrolling into a master policy. This policy includes $100K liability,
Security Deposit
In addition to monthly rent, a security deposit will charged to prior to tenancy. This Damage or Security Deposit shall secure the performance of Resident's obligations to pay rent and leave the Premises in good, clean, and operating condition, ordinary wear and tear excepted. See lease for further details.
Alternatively, you may rent deposit-free through Obligo. Obligo has several methods to qualify for deposit-free living and charges a small fee for the services. You're still accountable and maintain the right to dispute charges - just like a traditional deposit.
Smoking
100% of our rental units are smoke free. Residents who have a lease terminated for smoking may forfeit all security deposits.
Important Information
- Failure to meet screening criteria may be grounds for the following: (1) denial of application, (2) requirement of co-signer and/or increased security deposits.
- An approved application does not take the property off of the market and does not prevent other prospective tenants from applying and being approved for the same property. A hold deposit or entire deposit will be required to be paid and cleared in order for the property to be taken off of the market.
- Properties are accepted in an “As Is” condition. Please do not assume any further alterations, cleaning, or other changes will be done to the property before moving in outside of necessary repairs as deemed by AG Homes, Inc.
