TENANT QUALIFICATION STANDARDS

Tenant Qualificatioon Standards

AG HOMES, INC DOES BUSINESS IN ACCORDANCE WITHTHE FAIR HOUSING ACT AND DOES NOT DISCRIMINATE ON THE BASIS OF RACE, CREED, COLOR, SEX, RELIGION, NATIONAL ORIGIN, AGE, DISABILITY, MARITAL STATUS, FAMILIAL STATUS, SEXUAL ORIENTATION, OR ANY OTHER STATE OR FEDERAL PROTECTED CLASS.

Application
  • Applicants MUST be adults over the age of 18.
  • A separate Rental Application is required for each adult, 18 years of age or older, intending to occupy the Premises. Each application must be filled out completely and truthfully. Each application must be signed by the applicant.
  •  Valid Personal Photo Identification: A valid (non-expired), clear and readable government issued photo identification (driver’s license, military ID, State or Government ID, Passport) must be attached to the Rental Application.

When tenant candidates make application and pay the application processing fee they are authorizing AG Homes to:

Check your credit report, check public records for past evictions, verify your employment, verify your previous landlord references, run a criminal background check, check local county records, run occupant names through the sex offender database.

Application Fee
• $55 for each adult ( Non-refundable)

Applications will be Automatically Denied
  • Combine income of less than 2 times rent
  • Credit score of 499 or less
  • Open bankruptcies
  • Violent or Repeat Non-Violent Criminal Conviction History
  • Evictions within 2 years
Applications are Considered with Increased Security Deposit
and/or Co-signer
  • Combined income of less than 3 times monthly rent
  • Credit score of 500- 580
  • Accounts in collection for an applicant
  • Resident history reference has “blemishes”
Applications are Considered with Standard Security Deposit
  • Combined income of 3 times rent or greater documented by previous year’s Tax Return
  • bank statements and/or
  • payroll check stubs
  • Credit score greater than 580
  • Verifiable positive 2-year resident history
Resident history including but not limited to timely payment, appropriate notice of intent to vacate, disturbances to peace, illegal activities, violence or threats and/or intimidation of others, and property damages will be considered.

Holding Fee
Holding fee is due within 24 hours of application approval. The property will be taken off the market once the holding fee is received. Holding Fee is not refundable unless the landlord prevents occupancy. Holding fee can become the security deposit upon occupancy.
 
Occupancy Maximums
The normal maximum occupancy is two persons per bedroom plus one additional occupant. Persons under two (2) years of age will not be included in the count.

Pending Criminal Charges
Pending charges or outstanding warrants for any of the above will result in a suspension of the application process until the charges are resolved. Upon resolution, if an appropriate unit is still available, the processing of the application will be completed. No unit will be held awaiting resolution of pending charges.

Pets
  • PETSCREENING IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS:
  • A welcoming environment is paramount to all of our residents with or without pets as well as animals. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. If you need accommodation in another way, please contact your housing provider.
  • For any animal that is approved, an additional non-refundable one-time fee of $300 per animal is required.  Additional $20 to $60 monthly pet fee PER ANIMAL will apply to your monthly rent depending on your specific pet.

Resident Benefits Package (RBP) for all applications starting on 4/1/2024.
All AG Homes residents are enrolled in the Resident Benefits Package (RBP) for $44.95/month which includes liability insurance, credit building to help boost the resident’s credit score with timely rent payments, up to $1M Identity Theft Protection, HVAC air filter delivery (for applicable properties), move-in concierge service making utility connection and home service setup a breeze during your move-in, our best-in-class resident rewards program, on-demand pest control, and much more! More details upon application.

The AG Homes Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $44.95/month, payable with rent.  

Your RBP may include, subject to property mechanicals or other limitations:
  • HVAC air filter delivery directly to your door approximately every 90 days
  • Liability Insurance that meets all lease requirements from an A-rated carrier
  • Move-in concierge service that includes a one call set up your utility services, cable, and internet services
  • A resident rewards program that helps you earn rewards for paying your rent on time
  • Credit building to help boost your credit score with timely rent payments
  • $1M Identity Protection for all adult leaseholders
  • On-Demand Pest Control that includes an innovative pest control service that provides an effective, reactive, and targeted approach to pest control
Liability Insurance requirements and options:
The Landlord requires Tenant to obtain liability coverage of at least $100,000 in property damage and legal liability from an A-rated carrier and to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request. 

To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into a policy that satisfies the coverage requirements as part of the Resident Benefits Package; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice. The option Tenant chooses will not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease. 
  • Option 1: Master Policy (Automatic Enrollment): Do nothing. The Tenant will be automatically enrolled into an insurance policy as part of the Resident Benefits Package. No further action is required. Coverage will begin on the effective date of Tenant’s lease and continue throughout the lease term. Please refer to the evidence of insurance that is supplied by AG Homes for additional coverage details. 
  • Option 2: Tenant Policy (Policy Verification Required): Buy a policy. If Tenant prefers, Tenant may find, purchase, and maintain another policy that satisfies the Landlord’s requirements. The Resident Benefits Package monthly amount will be adjusted accordingly. Visit http://insurance.residentforms.com/ and follow the instructions listed there to provide evidence of the required insurance coverage to your Landlord. The Resident Benefits Package monthly rate will be adjusted by the premium amount in the policy.

Please be sure that your policy meets the following criteria prior to submitting:
  1. Policy is purchased from an A-rated carrier
  2. Policy meets or exceeds the required $100,000 in property damage and personal liability
  3. AG Homes is listed as additional interest
  4. AG Homes address is listed as: PO Box 660121 Dallas, TX 75266
  5. Include insurancesupport@secondnature.com as Additional Interest
It is Tenant’s responsibility to pay premiums directly to your insurance provider. If the policy is terminated or lapses, Tenant will be subject to a RBP violation fee of $25 and agrees to be subsequently enrolled into the policy referenced in Option 1 above. 

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property. All services are subject to the terms and conditions of the Resident Benefits Package Lease Addendum.

Security Deposit
In addition to monthly rent, a security deposit will charged to prior to tenancy. This Damage or Security Deposit shall secure the performance of Tenant’s obligations to pay rent and leave the Premises in good, clean, and operating condition, ordinary wear and tear excepted.  See lease for further details.

Smoking
100% of our rental units are smoke free. Tenants who have a lease terminated for smoking may forfeit all security deposits.

Important Information
  • Failure to meet screening criteria may be grounds for the following: (1) denial of application, (2) requirement of co-signer and/or increased security deposits.
  • An approved application does not take the property off of the market and does not prevent other prospective tenants from applying and being approved for the same property. A hold deposit or entire deposit will be required to be paid and cleared in order for the property to be taken off of the market.
  • Properties are accepted in an “As Is” condition. Please do not assume any further alterations, cleaning, or other changes will be done to the property before moving in outside of necessary repairs as deemed by AG Homes, Inc.
